Working with a Real estate agent
- Client
Real estate agents provide valuable information, advice, and guidance to buyers and sellers as they navigate the complexities of real estate transactions. You will also benefit from the duties the brokerage and agent owe to you as a client such as undivided loyalty, disclosure, confidentiality and avoiding conflicts of interest. - Self-Represented Party
If you are involved in a real estate transaction and are not a client of a real estate brokerage, you are considered a self-represented party. This means that you have chosen to represent yourself, which has different rights and responsibilities. Very few buyers or sellers make this choice. RECO recommends that you seek independent professional advice before you proceed as a self-represented party. If you choose not to work with a real estate agent, it will be your responsibility to look after your own best interests and protect yourself. - Multiple Representation
Buyer(s) and the Seller(s) are sometimes under contract with the same designated representative when properties are being shown or an offer is being contemplated. This situation is referred to as multiple representation. Under the Act, the designated representative must make sure all Buyers, Sellers, and their REALTORS® confirm in writing that they acknowledge, understand and consent to the situation before their offer is made. In offer negotiations, nerves can become frayed, so if you have any questions when reference is made to multiple representation or multiple offers, please ask your REALTOR® for an explanation.
